Even though Saugerties ranks among Ulster County's faster-moving and more populous locales, like New Paltz and Woodstock, there's a slow hand on the throttle here. And when the Village of Saugerties proclaims itself “one of the most attractive communities on the Hudson,” it sounds almost modest. After all, Saugerties's eight-block Historic District alone “boasts old stone houses, beautiful churches, and over 80 mid to late 19th Century brick buildings housing the best selection of antique shops and restaurants in the Hudson Valley,” according to the official Village History. Saugerties likes the way it is, and intends to keep it that way.

And the way it is suits many. For although Saugerties Village is very much a riverfront community, just outside in the Town of Saugerties lie the beautifully rolling Catskills and their superb hunting and fishing opportunities just to the west, with skiing at Hunter and Windham Mountains a scant half-hour away across the Greene County line. Two hours will get you to New York City from the Saugerties exit (Exit 20) on the New York State Thruway, and in just 30 minutes you can be at the Albany Airport. If you want someone else to drive you to or from New York City, Adirondack Trailways buses will be happy to do the job.

Characteristically, Saugerties has kept its reputation pretty much to itself so homebuyers are less likely to encounter sellers expecting a “location premium” than in some other, higher-profile Ulster areas. First-time buyers are drawn to the affordability, and to the variety of homes in Saugerties. Period architecture dominates within the Village, with growing diversity as you spread out into the Town – contemporaries, farmhouses, ranches, Victorians, and the occasional horse farm. The wide-ranging terrain offers views of the water, views of the Catskills, or views down from the Catskills. Saugerties real estate prices start under $200,000 and soar to well over $1 million, with views always commanding a premium. Property taxes are about median for Ulster – less than in bigger-name spots like Woodstock, more than in relatively low-tax areas like Kingston or Olive.

Things to See and Do in Saugerties

Sophisticated day-folk and weekenders find everything they came for – more interesting restaurants than they could possibly eat in, too many antiques to fit into the trunk of the car, world-class summertime horse shows, outdoor art shows, and fashion events – while the locals, used to all this, just make sure everyone feels welcome in their old-fashioned, friendly village. Mayberry on the Hudson, just 100 miles north of New York City.

It does take a certain dedication to life's simpler pleasures for a village to, say, host an annual Garlic Festival. That one is always on the last full weekend of September and regularly draws over 30,000 attendees who get their annual taste of garlic ice cream while browsing the acres of pungent displays that perfume this, the largest event of its kind east of the Rockies. Or how about mustering a community-wide effort to save from demolition the oldest lighthouse on the Hudson River, a creaky structure reachable only when the tide is out exposing a tricky pathway, and then refurbishing that derelict into a sturdy, old-fashioned B&B whose beacon still lights the way for rivergoing ships (overnight reservations necessary well in advance for the B&B)? That too takes a community dedicated to preserving their local culture and heritage.

If you have a sense of folk music history, you might remember Saugerties as the site of “the greatest rock ‘n' roll party ever,” which is what the legendary, mud-spattered 25th Reunion Woodstock Festival held just outside of town was called. For fans hoping for a repeat one day, disappointment: The 800-some-acre estate where the great “happening” happened in 1994 is expected to be developed finally – possibly as a music and performing arts center, but surely as something that suits what history-conscious town fathers know is widely considered to be “hallowed ground.”
