Contrary to popular belief, the holidays can be a great time to purchase a new home, as many of our Taft Street clients can happily attest to! We’re wrapping up and putting a bow on 2016- join us as we take a look back on a busy holiday season and the Taft Street clients who took advantage of holiday home buying!

 2016A Route 32, Saugerties

2016A Route 32 in Saugerties, NY closed on December 30th, 2016 for $212,500.  This two bedroom, two bathroom townhouse unit was just recently built in 2015, meaning there’s nothing that new owners need to do other than move right in! This one level ranch makes for easy living and with 1360 square feet, attached two car garage and full basement, and there’s plenty of space here as well. Lots of light enters the home through french doors that lead out onto the back deck and there was no need to worry about privacy with past owners offering privacy fencing and landscaping that would buffer Route 32 traffic.

Located just south of Saugerties’ village center, 2016 Route 32 makes for convenient travel into the village, but while still attaining a bit of that rural upstate feel. Only minutes away from all the shopping and dining that Saugerties has to offer, being located directly on Route 32 provides quick travel to the village and to many other Ulster County towns and hamlets that Route 32 passes through. This once up-and-coming town certainly seems to be holding their own ground in the real estate market here at the close of 2016.

1242 Route 28 in West Hurley, NY closed on December 28th, 2016 for $93,000. This two family home, built in 1922, had already been established as an ideal rental property, and that is exactly how our buyers intend to continue using it. West Hurley is a hamlet located in the town of Hurley in the Catskill Mountain Park. This property on Route 28 makes the perfect rural homebase for those seeking quiet and privacy, mere minutes from the eastern shores of the Ashokan Reservoir to the west and the Bluestone Wild Forest to the east. Less than a ten minute drive will have you in the village of Woodstock for all their shopping, dining and entertainment and in just over ten minutes in the other direction is the city of Kingston- allowing you to experience the best of all worlds.

Home prices in Woodstock can soar well into the millions of dollars and taxes in this Ulster County town aren’t too cheap either, but if you were rubbing elbows with musical celebrities coming to record in this inspiring mountainous retreat, would you expect much less?

This area of Ulster County borders neighboring Orange County and is generally rural in comparison to the towns and villages surrounding it like New Paltz and Highland. It’s much easier to find homes here that have more sizable plots of land with them, unlike in more city-like environments where space can be limited. The town of Plattekill also serves as a convenient location for commuters who regularly travel to NYC (Metro-North is just over the river from Highland) and from Newburgh, one has access to the NYS Thruway, Interstate 84 and Stewart International Airport.

14 Riseley Road in Mount Tremper, NY closed on December 16th, 2016 for $226,000. In one of the most rural parts of Ulster County, bordering Greene County and amongst many protected parks and forested lands, homes in this area tend to be an escape from everyday life- they may not be the closest to many conveniences, but that is usually how homeowners here would prefer it. From Mount Tremper, there’s tons of wilderness to explore, as well as the quirky and quaint village of Phoenicia where you should certainly stop into the highly raved over Phoenicia Diner for a bite to eat!
