For almost 5 years now there has been a buzz surrounding the Kingston area, touting it as a ‘new Brooklyn’; a hip new place to escape the bustling city and explore your passions and creativity. We’ve followed that buzz for a while and have seen the changes in and around  Kingston over the last few years, from the assortment of new and thriving businesses and restaurants that have come to town to the burgeoning ‘artist’s corridor’, livening up the once neglected Mid-town section of the city.


What was once a small whisper of a buzz about Kingston though, has transformed into a much louder call, beckoning even more people and more industry to Ulster County’s largest city. Forget the designation of being the “new Brooklyn”... Kingston is poising itself to quite possibly start being thought of as a ‘new Hollywood’- that’s right- Kingston is ready for it’s big screen close up


Setting the Scene


It’s early 2016, and the stage has been set for some potential shake-ups in the film production industry.


New York State had recently adopted a Film Tax Credit program, offering up to a 40 tax credit towards qualifying production costs for New York produced films and television shows. This credit would provide incentive for the film production industry to come to New York to film, edit and produce programs, not only to their benefit, but also to the benefit of our local residents and communities as well. Certain counties, Ulster amongst them, doubled down to offer even greater tax credits than what the state program set out, leading some serious attention being drawn to upstate New York.


Now, enter Mary Stuart Masterson, a well-known actress, producer and full time Hudson Valley resident, best known for her roles on “Some Kind of Wonderful” and “Fried Green Tomatoes.” Upon news of this tax credit, and with the Hudson Valley in her heart, Masterson raised the stakes, founding the non-profit company Stockade Works, dedicated to bringing the film production industry to Ulster County and to, as their slogan suggests, “Make Local Work.”

Lights, Camera, Action  


The NY Film Tax Credit is a statewide program, and many other New York counties can offer just as much of a credit as Ulster County can, so why is Kingston once again the center of so much buzz and talk?


The reason behind all of this comes from a partnership created between Masterson and Stockade Works, Ulster County executive Michael Hein, Kingston Mayor Steve Noble and RUPCO, a Kingston based affordable housing provider/developer. With the help and support provided from local officials and Stockade Works, this past December, RUPCO was granted $1 million in funds to help purchase the 70,000 square foot property in Mid-town’s South Prospect Street, that will house television and film production studio spaces. Formerly home the the MetLife offices, the site would be transformed into a multi-faceted space that would include TV and film production suites, a screening room, state of the art sound mixing theatre, office space, event space and much more. Designed to provide the equipment and space that would ultimately further attract film companies to the area, the new Metro building will also greatly serve to benefit the community, by providing community accessible event spaces and by becoming a major learning hub. Stockade Works has emphasized the importance of developing a local workforce that can keep up with the industry demand, and plans to do this by offering an abundance of workshops, programs and ‘bootcamps’ to educate and train. And on top of it all, this new Metro building is expected to be a Net Zero Energy building, just like our office building at 231 Main Street in New Paltz, making it more sustainable and efficient for the entire community. 


What Happens Next?


While the space has been secured, and the footings of Stockade Work’s mission is in place, this project is still a ways from fruition, but Masterson and Stockade Works don’t expect the ramp up time to be an issue when it comes to getting film companies to travel upstate. Stockade Works is already working to connect the existing workforce with local prospects, who will be trained through Crew &amp; Tech boot camps to meet the incoming production company needs and demand expected. The more likely obstacle to overcome includes another key issue; money. Zones established around New York City film and TV production unions require producers to pay stipends to employees outside the metro area; a factor that despite the big tax breaks, could discourage execs from traveling upstate- something that Masterson’s organization is already looking to see how they can alleviate those financial pressures. The work has only just begun, but with Masterson at the helm, Stockade Work’s vision is already being favorably received by other industry leaders and famous faces. Their holiday ‘Light the Way’ launch party at Senate Garage in Kingston gathered lots of locals amongst some film and TV greats, like actors Vera and Taissa Farmiga (American Horror Story), Daphne Rubin-Vega (Rent) and Paul Rudd. Rudd already has close ties to the Hudson Valley, and it was Rudd's Rhinebeck candy shoppe, Samuel’s Sweets, which he co-owns with fellow actor, Jeffrey Dean Morgan, that catered part of the evening. With the amount of famous actors and film industry professionals who live in or have a home in the Hudson Valley, who knows how many more famous faces may soon be stepping in to support the cause.


The tax credit program creates some pretty big opportunities for film companies, but the ones set to really gain from this venture are our local residents and our communities. The economic catalyst that film production could bring to our area could be quite substantial.  Stockade Works projects that within 2 years, the Hudson Valley could play host to 4 TV programs and 1 major film per year. To keep up with this demand, Stockade Works anticipates creating 2,000 jobs in the 1st 3 years alone. While these numbers sound extremely promising, some locals are skeptical that the project can deliver the type and quantity of jobs they are proposing. Until the project moves a little further along and more solid details are announced, it seems like the jury may still be out on if Stockade Works will be the economic springboard the community is looking and hoping for.

        <title>What Ulster County Residents Need to Know about the Proposed Pilgrim Pipeline</title>

Surely you’ve heard about the controversy stemming from the Dakota Access Pipeline protests that have taken place over the past few months across the country, but did you know that, if you’re an Ulster County resident, this type of issue hits much closer to home, possibly more than you have realized?


Enter the proposed Pilgrim Pipeline - a crude &amp; refined oil transportation pipeline stretching from Albany, New York to Linden, New Jersey and traversing straight through our home here in Ulster County. Just like other oil pipelines across the country, the proposed Pilgrim Pipeline is facing opposition left and right from local residents, town officials, environmental agencies, and the like. While reports about the pipeline stress the need for an environmentally friendly way to transport oil,  and the economic benefits and job creation that would come along with it, many people aren’t convinced that any of these ‘pros’ actually serve to benefit them, their communities, or the environment.


This Saturday, January 28th, 2017 from 1:00pm to 4:00pm, KingstonCitizens.org will hold a public forum and panel to discuss the proposed pipeline’s affects on our area, our homes and our environment. “The Proposed Pilgrim Pipeline: What Ulster County Citizens Need to Know and How Local Action Makes Global Impacts” will be held at the Kingston City Hall and all local residents are encouraged to attend to learn more about the proposed pipeline and its potential effects, through panel discussions, presentations and a short film called “Hudson River at Risk 6: A Pipeline Runs Through It.”


What You Should Know About the Proposed Pilgrim Pipeline






Pilgrim Pipeline Holdings, LLC, a Connecticut based firm, has filed for permits to develop a northeastern pipeline route that would carry refined petroleum products (gasoline, diesel, heating oil, aviation fuel, etc) from Linden, New Jersey northbound to Albany, New York, and conversely, would carry crude shale oil from Albany to downstate refineries.










These two parallel running pipelines would stretch 170 miles each, crossing through 5 New Jersey counties and 6 New York counties (Ulster being one of them). While much of the route is planned to use existing utility and highway Rights of Way, (here in New York specifically, much of the route would follow the New York State Thruway) additional tracts of private property would be necessary to complete the project.










Environmental concerns brought up by the DEC and NYS Thruway Authority has triggered the need for a full review of the proposal under the State Environmental Quality Review Act (SEQRA). Some of the specific areas of concern surrounding the Pilgrim Pipeline include:










The potential for the pipeline to cause erosion of soil containing pollutants, which would then send pollutants into local bodies of water.






The fact that the pipelines would cross over bodies of water at 257 locations along the route, and traverse through 9.2 miles of wetlands.






The location of two major aquifers along the route and the crossing of the Catskill and Delaware aqueducts which are operated by New York City.






Pump and meter stations proposed to be built within 100-year floodplains.






Pipelines traversing more than 20 acres of agricultural land, including 5.8 miles of prime farmland and 7.6 miles of farmland of statewide importance.






Pipelines proposed to be in close proximity to at least 8 public parks.






Pilgrim Pipeline Holdings argues that their pipeline would create a more environmentally friendly way to transport crude and refined oil products, without having to ship via barges on the Hudson River, and that the pipeline’s creation would create local jobs and spur our economy. While their statements do hold some weight, CAPP, the Coalition Against Pilgrim Pipeline, actually broke down each argument, point by point, to discern if the positive benefits could outweigh the potential negative side-effects of a project of this nature. The dissection of these points, which can be viewed in full here, doesn’t ease any worries surrounding the project and only further stresses the point which many local residents have already come to- this is an “all risk, no reward” situation.


The Main Reasons for Opposition


When it boils down to it, the proposed Pilgrim Pipeline hits two major sources of opposition; the first being the potential impact on the environment and the second being the burden that it puts on our local communities. It is when looking into these areas of concern that many locals have determined that the project comes with too many risks to outweigh the few, smaller, positive side effects it could create.


1: The Environmental Impact


In a time where we’ve been told repeatedly of the need to search for and create cleaner, safer, renewable energy resources to protect our environment and it’s resources, any crude oil pipeline project would have been met by resistance from some. While there is no doubt that our nation has been and still is dependent upon oil, can real strides and changes be made to this dependency while we continue to build around and encourage the structures that promote expansion of the industry? Not to mention, to extract the crude shale oil to be shipped downstate, we’re now breaching the equally controversial topic of fracking, which comes with it’s own set of environmental issues and contributes to climate change, water depletion, toxic emissions and more (but that is a topic for another day)


Before getting too far away from the major point here, let’s first take a step back for a moment, off of the general global concern regarding this topic and look at it through Pilgrim Pipeline lenses… Just the act of building the pipeline will drastically affect the ecosystems and open spaces that the pipeline would pass through. As noted above, many farms and wetlands would be impacted by the route and multiple species of endangered native animals have been noted to inhabit some of the planned routes, including the black-crowned Night heron, bald eagle, red-shouldered hawk, barred owl, turtles, bobcats and more. By disrupting the habitats of these animals, and the flora and fauna needed to survive, we could also be wiping out some of these species altogether- and that is in a ‘best case scenario’ version with just the creation of the pipeline. Should we experience a leak or break in the pipeline, things could get dramatically worse for our environment. With the projected path of the pipeline traversing so many waterways, wetlands and aquifers, should a leak occur, it has the potential to be a very widespread issue, not just for the surrounding wildlife and environment, but for us as well, should it affect produce grown on local farms or water sources.


2: The Community Burden


What happens to our communities should this pipeline deal come to fruition? Few of us, on a local level, will see an immediate benefit of this project, but the more we look into it, it feels like the pipeline could be more of a burden than a blessing.


From the very beginning, the local community will have to bear the burden of construction and traffic. The New York State DEC estimates that 79 of the mainline pipe would run along the New York State Thruway’s ROW- and while the Pilgrim Pipeline Corporation uses this as a positive to show the minimal need for private land use across the project- the DEC and Thruway Authority see this as ‘unprecedented use’. Just in Ulster County alone, the towns affected by this Thruway usage include Saugerties, Kingston, Hurley, Rosendale, New Paltz and Plattekill. It is estimated that 40,000 vehicles travel this portion of the Thruway daily. Construction could impact travel on one of our area’s most heavily used highways and in the event of a leak or a spill in the pipeline, could have the potential to completely shut down the road, meaning traffic would have to be diverted to local backroads, which could lead to long term infrastructure deterioration on a local level, should it ever amount to such a thing.


Other immediate effects of the pipeline project could impact homeowners along or near the proposed routes. Property value decline is something many homeowners are concerned about, in addition to the impacts that pipeline could have on their homes and health. While oil infrastructure has improved over the years, it is still susceptible to leakage and corrosion issues, crude Bakken shale oil is a highly volatile substance. Should problems arise, it is our local community that is severely impacted; it’s our local emergency response teams responding to dangerous calls, our families facing the long-term health side-effects, and our way of life being altered.


What Can We Do?


Now is the time to learn as much as we can about this proposed Pilgrim Pipeline and all the ways it can impact our environments, our homes and our lives Start by attending the event this Saturday at Kingston City Hall to learn more about the project on a local and global level. After getting all the facts, you can support the opposition to the pipeline by standing with your town municipal offices, state legislators and coalition members to stop the advance of the project and keep these lands the way they were intended to be.

It’s hard to believe it, but it feels that somehow summer has slipped through our fingers and we’re sitting here looking at the calendar in disbelief- ‘How could Labor Day weekend have come so quickly once again?’


It’s easy to see how the end of summer could have snuck up on us this year. The Hudson Valley’s extreme heat and humidity throughout August has had us in a permanent summer state of mind, yet with the first full week of September and the start of school only days away, we’ll all soon be trading in bathing suits and popsicles for pencils and pumpkin spice, whether we are ready or not


If you’re not headed out of town or to the beach this Labor Day weekend, there’s still plenty to do right here to enjoy one final blast of summer and have an amazingly fun filled holiday weekend. The weather forecast is looking promising, so take the family to New Paltz for a hike in the Minnewaska or Mohonk Preserves, and catch a late summer dip in the Split Rock watering hole (although, we suggest waking up early to do these, you can bet that on a holiday weekend, finding trailhead parking for these attractions could pose a bit of a dilemma). Foodies will enjoy visiting Smorgasburg Upstate, the new upstate off-shoot of Brooklyn Flea, now open every Saturday at the Hutton Brickyards in Kingston. People are already raving about the artisanal food and craft products that they are finding there and we have a feeling the hype surrounding this market is only going to get bigger in the coming weeks and years. On the other hand, if you’re feeling more low-key, maybe you’d like to spend one final weekend of summer relaxing before your calendar is filled with school events, sports practices and more. If that’s the case, catch a free Yoga class Saturday morning at 9:00am at Forsyth Park in Kingston and then head on uptown to the farmer’s market for a morning of relaxation and healthy lifestyle choices. Of course, if you aren’t going to be in the Kingston area, there are lots of local farm markets and farm stands that will be open, bringing out the finest late summer crops and starting to showcase some early fall farm offerings. 2016 Hooley on the Hudson


Sunday, September 4th, 2016, 11:30am-9:00pm

This will be the 15th Annual Hooley on the Hudson, a celtic celebration that will transport you from Kingston’s Rondout waterfront to the rolling Hills of Ireland. Sections of Broadway will be closed off to traffic so that thousands can come out to enjoy Ulster County’s first and largest Irish festival. Enjoy live music from three different stages around the park, and performances from bagpipers, step-dances and more. In addition to all the live entertainment, specialty vendor booths will line the streets with crafts and other goodies and all the shops and restaurants on the strand will be open for business as well. The party goes until sundown at 9:00pm


Also, for those who are feeling ambitious or want to get in a little exercise before filling up on Guinness, for the second year in a row, the Hooley on the Hoof 5K run will take place at 10:00am, just prior to the festival, with the route traveling along the Rondout Creek and ending in the heart of the festival.





Woodstock-New Paltz Arts &amp; Crafts Fair

Take a guided tour of Historic Huguenot Street in New Paltz






Unveil over 300 years of history in New Paltz as you walk about the 10 acre National Historic Landmark and get to go inside homes and churches dating back to the late 1700s Dutch settlement. Guided tours take place on September 3rd and 4th at 10:00am.






Hudson Valley Sunset Kayak Tour of Saugerties






After a brief kayak lesson (so have no fear if you are a beginner) you’ll be guided down the Esopus Creek to Cantine Falls and then out onto the Hudson River to see the Saugerties Lighthouse, all while learning about the history and natural features of the area. Advanced registration is required for these events, taking place September 2nd, 3rd and 4th at 5:30pm.






Hurds Family Farm Corn Maze, Modena






If your kids have already jumped on the fall bandwagon, then indulge them in the first corn maze of the season The 2 acre cornfield maze also features a Farm Animal Mystery Tracks game for the kiddos, and over 20 more educational activities for the whole family to make a day at the farm. Hurd’s Farm Corn Maze is open September 3rd and 4th from 9:00am to 5:00pm.





New York Air Show

While this event is located just outside of Ulster County, nearby neighboring Newburgh in Orange County, this event is totally worth the drive for some Ulster residents. The United States Air Force Thunderbirds will headline the air show, with a mix of both flying formation demonstrations and solo routines that highlight the extreme capabilities of modern aircraft technology and the superb Air Force captains who pilot them. Other types of planes will be on hand for demonstrations and fly-overs, including the F/A-18 Hornet (that can travel at twice the speed of sound) and a B-1 Bomber that will be open for attendees to walk through. If this wasn’t enough, the West Point Parachute Team will be there and doing demonstrations and there will be tons more aircraft related activities, food and entertainment. Make sure to time your visit right as well- the flyovers and flight performances will take place daily from 12:00pm-4:00pm and a schedule of these events can be found on the Air Show’s website. Watching these pilots perform these demonstrations and flyovers is truly amazing and astounding, and even if you don’t have a big interest in aviation, you will find a new found appreciation for it all the same.


NY Renaissance Faire

Again, we travel just a bit outside of Ulster County,  to Orange County, this Labor Day weekend to step back in time to Elizabethan England and the Renaissance era. Totally worth the drive, the New York Renaissance Faire is filled with whimsy, fun characters, live jousts and so much more and Labor Day weekend is “Time Traveller’s Weekend” at the faire. A tudor style marketplace features lots of artisan crafts, food vendors, pubs and even an alley of fortune tellers. There are multiple stages where shows, live musicians and interactive games are held, such as a live action chess match, archery and even a joust in the name of the Queen, as well as animal exhibits, camel rides and paddle boats. As you walk through the faire, you’ll be greeted by many characters, fairies and even maybe Robin Hood himself A friendly tip- be prepared to walk when you come to this fair General parking is located in a lot not far from the Main Gates, but you’ll have to trek through the woods on trails to get there, which provides for a ‘Narnia’ like experience when you pass through the woods and come out on the other side where everyone is in full Renaissance gear (But for those who aren’t up for the extra hike, preferred parking is available for an additional fee).

Taft Street Realty is excited to announce the opening of their new office in the heart of Ulster County, in New Paltz


 Our newest office is located on 231 Main Street in the LEED Platinum Office Building created by Alfandre Architecture.  It’s definitely a head turning type of building and we’re very happy to be a part of the mix of successful businesses that make up 231 Main Street.  


 Locals know about the draws of this sleepy, college town that comes alive every autumn, but if you’re new to the area, or looking to move, here’s a local’s (brief and non-exhaustive) overview on this quiet little town that knows how to raise its voice and make a statement.


New Paltz isn’t a town that’s under the radar; every fall thousands of tourists flock to Ulster County and come piling off Thruway exit 18 in droves to experience ‘Fall As it Should Be’.   


It’s no wonder that New Paltz comes alive that time of year; there’s breathtaking views of the Shawangunk Mountains and the world-famous Mohonk Mountain House, beautiful hiking trails at Minnewaska State Park, scenic byways passing through farmlands and wineries, an abundance of farms where you can pick-your-own apples and pumpkins and of  course, there are students coming back to college at SUNY New Paltz.  That’s not to say the rest of the year isn’t just as popping either.  The town offers many things to do all year round from cross country skiing to excellent summer activities like kayaking, hiking, and of course, world class rock climbing.  It doesn’t matter what time of year you’re here, the beauty remains- simply changing season to season.


You may also know of New Paltz for being at the forefront on marriage equality rights and legalization when Mayor Jason West married 25 same sex couple’s years before same sex marriage was legalized.  The town and village have so much to offer it’s residents and the school district is one of the most popular in Ulster County.   


So, that’s what you may have already known about New Paltz, but that’s not nearly all there is to this unique and charming town.


New Paltz has never left behind it’s free-thinking, 60’s hippie vibe. Downtown’s history is preserved with an assortment of small specialty shops and restaurants, which are raved over Hudson Valley Magazine has named lots of New Paltz eateries as their Best of the Hudson Valley picks and with an abundance of cuisine choices- Mexican, Turkish, Thai, Greek, Italian- there is something for everyone Visit P&amp;G’s pub, a New Paltz Cornerstone or the American-grub pub Bacchus, where actress Julia Roberts is known to frequent whenever she’s in town.


Just 90 miles north of New York City, New Paltz is close enough that you can be immersed in all the city has to offer, yet far enough away to feel removed from it all, which is why you’re likely to, at some point, bump into some A-listers getting some R&amp;R upstate in Ulster County.


New Paltz has some very famous neighbors- Actor Robert DeNiro owns a home in Gardiner, just down the road, and a number of other celebrities live within Ulster or nearby counties. Even if they don’t live here, New Paltz is on the radar of many celebrities; just this past spring Director/Actress Lena Dunham filmed an episode of her hit HBO drama Girls on the Main Quad of SUNY New Paltz.





And if you too came to New Paltz to escape city vibes and “new Hollywood”, then take a step back in time by visiting Historic Huguenot Street; take a tour of historic homes and visit archaeological dig sites of New Paltz’s Dutch founders. Still not ready to come back to reality? Take a walk down the street, next to the Wallkill River at the New Paltz Gardens for Nutrition, and see the amazing community gardens and protected lands of the quaint New Paltz Riverside.


There’s no way to succinctly sum up all that New Paltz has to offer, so the best way to see it all is to visit New Paltz yourself. Stay for the day, the weekend, or forever
