Marbletown Market Update | Properties with Recent PRICE DROPS

Much of Marbletown is comprised of small hamlets dispersed through a natural, seemingly untouched, scenic countryside landscape with views of the majestic Mohonk and Catskill mountains peeking over the horizon. The hamlets and villages that make up the town of Marbletown contain quaint specialty shops and small restaurants boasting uncommon culinary delights, but if you blink driving down Main Street, you may miss them. Once as you leave these small hamlets, you are left with beautiful sprawling, rolling countryside, dotted with old stone farmhouses and barns that make you feel as if you should be driving in a horse and buggy, not in a car. Marbletown is an outdoor enthusiast’s haven, a peaceful and rejuvenating getaway, home to the real estate hot spots of High Falls and Stone Ridge and not far from other Ulster County hot spots of New Paltz, Rosendale and Kingston. And despite feeling worlds away, you’re still only less than 2 hours away from New York City

Marbletown is a great location to take advantage of the many spectacular outdoor activities that this area has to offer. The Marbletown Rail Trail, stretching from Stone Ridge to Kingston, is a great place to hike, bike, walk the dog and enjoy a leisurely stroll on a warm spring afternoon. If you’re looking for a bit more of an extreme outdoor sport, take a short drive to Bonticou Crag or other hiking and rock-climbing trails within the Mohonk and Minnewaska Preserves, like the Lemon Squeeze. After an extreme hike like that, get a massage at Mohonk Mountain house or calm down with some meditation at the Shambhala Skylake Lodge in neighboring Rosendale. If winter sports are your passion, Marbletown is only a short drive from area ski centers like Belleayre, so you’re never far from fresh powder (well, in the winter months at least). Swimming holes on the Rondout Creek, Esopus Creek and Wallkill River means that summer outdoor fun is not hard to find either, with lots of great, still relatively unknown watering holes to swim, tube and kayak.

Marbletown’s general ‘rural’ feel is accentuated by the abundance of orchards and farm stands in Rondout Valley that are all easily accessible from Marbletown, including Stone Ridge Orchard, Westwind Organic Apple Orchards, Saunderskill Farm, and Davenport Farms. The local area provides lots of locations for festivals, with one of Marbletown’s newest and biggest being Field + Supply, located in the Black Barn in High Falls that gained national recognition in its first two events in 2014 and 2015.

Marbletown properties range in price from below the Ulster County average around $238,000 (per 2015 MLS data) and can quickly soar into the multimillion range. At the end of 2015 a single family home in Hurley with 300 acres of farmland sold for $2.5M. There are an abundance of historical stone homes and sturdy farmhouses that have been renovated and updated so that you can feel as if you are living from a page out of a history book, without missing out on any modern day 21st century conveniences. This quaint countryside that takes you back in time draws a lot of attention from celebrities and other big names seeking peace, quiet, rejuvenation and a place to escape from day to day life. In fact, James Bond himself, actor Daniel Craig and wife Rachel Weiss, own a home in Marbletown, as does actor Aidan Quinn, known for his roles in Desperately Seeking Susan, Practical Magic and Elementary. Actor Willem DaFoe also once owned a notable piece of Accord, the Rubber House, located within the part of Accord that falls within Marbletown’s borders and Actress Melissa Leo, most commonly known for her role alongside Mark Wahlberg in The Fighter, owns a farmhouse in Stone Ridge. With so many celebrities quietly living upstate, you never know who you might run into in town or who your new neighbor could be

There’s no greater time to start looking at properties in Marbletown. With the return on spring and warm weather, the countryside is beginning to come alive again and we’re seeing some great reduced prices on Marbletown properties up for grabs meaning it could be even easier for you to attain the peaceful, relaxed living that this area has to offer. Check out some of the great Marbletown properties below that have seen recent price drops

We're Moving On Up... To New Paltz

Taft Street Realty is excited to announce the opening of their new office in the heart of Ulster County, in New Paltz

Our newest office is located on 231 Main Street in the LEED Platinum Office Building created by Alfandre Architecture. It’s definitely a head turning type of building and we’re very happy to be a part of the mix of successful businesses that make up 231 Main Street.

Locals know about the draws of this sleepy, college town that comes alive every autumn, but if you’re new to the area, or looking to move, here’s a local’s (brief and non-exhaustive) overview on this quiet little town that knows how to raise its voice and make a statement.

New Paltz isn’t a town that’s under the radar; every fall thousands of tourists flock to Ulster County and come piling off Thruway exit 18 in droves to experience ‘Fall As it Should Be’.

It’s no wonder that New Paltz comes alive that time of year; there’s breathtaking views of the Shawangunk Mountains and the world-famous Mohonk Mountain House, beautiful hiking trails at Minnewaska State Park, scenic byways passing through farmlands and wineries, an abundance of farms where you can pick-your-own apples and pumpkins and of course, there are students coming back to college at SUNY New Paltz. That’s not to say the rest of the year isn’t just as popping either. The town offers many things to do all year round from cross country skiing to excellent summer activities like kayaking, hiking, and of course, world class rock climbing. It doesn’t matter what time of year you’re here, the beauty remains- simply changing season to season.

You may also know of New Paltz for being at the forefront on marriage equality rights and legalization when Mayor Jason West married 25 same sex couple’s years before same sex marriage was legalized. The town and village have so much to offer it’s residents and the school district is one of the most popular in Ulster County.

So, that’s what you may have already known about New Paltz, but that’s not nearly all there is to this unique and charming town.

New Paltz has never left behind it’s free-thinking, 60’s hippie vibe. Downtown’s history is preserved with an assortment of small specialty shops and restaurants, which are raved over Hudson Valley Magazine has named lots of New Paltz eateries as their Best of the Hudson Valley picks and with an abundance of cuisine choices- Mexican, Turkish, Thai, Greek, Italian- there is something for everyone Visit P&G’s pub, a New Paltz Cornerstone or the American-grub pub Bacchus, where actress Julia Roberts is known to frequent whenever she’s in town.

Just 90 miles north of New York City, New Paltz is close enough that you can be immersed in all the city has to offer, yet far enough away to feel removed from it all, which is why you’re likely to, at some point, bump into some A-listers getting some R&R upstate in Ulster County.

New Paltz has some very famous neighbors- Actor Robert DeNiro owns a home in Gardiner, just down the road, and a number of other celebrities live within Ulster or nearby counties. Even if they don’t live here, New Paltz is on the radar of many celebrities; just this past spring Director/Actress Lena Dunham filmed an episode of her hit HBO drama Girls on the Main Quad of SUNY New Paltz.

And if you too came to New Paltz to escape city vibes and “new Hollywood”, then take a step back in time by visiting Historic Huguenot Street; take a tour of historic homes and visit archaeological dig sites of New Paltz’s Dutch founders. Still not ready to come back to reality? Take a walk down the street, next to the Wallkill River at the New Paltz Gardens for Nutrition, and see the amazing community gardens and protected lands of the quaint New Paltz Riverside.

There’s no way to succinctly sum up all that New Paltz has to offer, so the best way to see it all is to visit New Paltz yourself. Stay for the day, the weekend, or forever

So now that we are officially settled in here on Main Street, we’re excited to continue serving anyone looking to take advantage of what this cool town has to offer. Feel free to stop in or drop us an email if you have any questions or want to start house hunting

Thriving Small Business In Rosendale NY

The weekend of June 9th is just one of many examples of a typical summer weekend in Rosendale NY. This cool Ulster County NY town always offers something fun to do, from the now legendary Rosendale NY Street Festival, to a more laid back evening like a movie at the classic Rosendale Theatre or a drink and food with friends at one of the many local establishments (like Market Market, the Bywater Bistro, and the Red Brick Tavern just name a few) Many folks that visit Rosendale don't want to leave, which is reflected by the rising popularity of real estate in Rosendale. Taft Street Realty has a gorgeous home for sale on 935 Creek Locks Rd. Rosendale NY that is a meticulously restored farmhouse with creek side frontage. Rosendale's thriving small businesses and strong sense of community, coupled with a beautiful surrounding landscape, make real estate in Rosendale NY very appealing to out of towners seeking a weekend home in Upstate NY. The bus stop right in town that runs right to New York's Port Authority, and the nearby NYS Thruway makes Rosendale particularly attractive to New Yorkers. Rosendale's funky vibe and great food helps city folk and Brooklynites feel right at home

Home Values in Highland NY | MLS Sold Market Update

Clients and customers often ask me how the market is doing. They also tend to ask about where home values are at today. Compared to 5-6 years ago, I’d of course say the market is down quite a bit. The good news however is that things are definitely improving. The Ulster County real estate market, Highland NY in particular, is just one of a handful of local markets to see a surge in buyer activity. In Taft Street realty’s latest market update, we wanted to share two recently sold homes in Ulster County NY to give you a better idea of what’s selling right now and where Highland NY home values are at this spring.

14 Cambridge Court

14 Cambridge Court Highland NY was the quintessential townhome. This 3 BDR, 2.5 BTH, 1,800 square foot home closed on May 8th, 2013 for $190,000. Situated on a nice elevated lot with fenced in rear yard, was scooped up rather quickly this spring. It was the perfect fit for someone looking for low maintenance living just 2-3 minutes from the bridge and less than 10 minutes from the NYS Thruway. With a relatively new roof, this townhome didn’t really need anything else but some new personal touches and a fresh coat of paint

6 Jonathan Court

6 Jonathan Court Highland NY had a great family vibe going for it Although just a quick 5 minutes to the bridge and shopping conveniences, this 4 BDR, 2 BTH, 2,400 square foot home also had a very quiet and peaceful setting. This home closed on May 9th, 2013 for $305,000. A town-maintained dead end road, Jonathan Court is a tiny street with some relatively larger two-story homes in great condition. Perfect for walking the dog or taking a stroll with children, the traffic is limited to those who live on the street making it safe, quiet and discreet. 6 Jonathan Court came with a serious landscape package, complete with over 30 sprinkler heads and beautiful trees and shrubs A blacktop driveway, two-car garage, central air, wood floors, front porch, back deck, the list goes on and on Needless to say, the buyer was extremely happy. Taft Street Realty secured this home for $10K less than the bank appraisal so we definitely scored on this one

Highland NY Real Estate For Sale

Commuting to and from work is a necessity for many and when looking for homes for sale, convenience to major roadways is one of the most important search criteria a buyer has on the list. Highland NY real estate offers all that and then some Whether you need to go north to Kingston on 9W, west to New Paltz NY on Route 299, south on the NY State Thruway, or maybe even east across the Hudson River into Poughkeepsie via the Mid-Hudson Bridge, no matter where your work takes you, Highland has convenient, quick access to all of these vital thoroughfares.

Ulster County NY Real Estate Online | Cutting Edge Systems, Top Notch Service

In today’s real estate market, the first time a home buyer views a property is typically online. It is in some ways a blessing and a curse for home sellers. Though the Internet has certainly made it easier to see a home by cutting out the driving to take a look, it has also made it easier for a home to slip through the virtual cracks and get lost in the overload of inventory. Therefore it is essential first to get your home seen, and second, to ensure that that first virtual impression is a good one At Taft Street Realty, we’ve immersed ourselves in the online Ulster County NY real estate market so that we’re always current and on top of the most cutting edge technology and the hottest online trends. The result is a multi-faceted approach to marketing a home for sale using the Internet, social media, and helpful tips and entertainment through our real estate blogs and free online tools. Therefore no matter how buyers like to browse the Internet for homes for sale, our clients’ properties will be there Taft Street Realty also has similar systems to cultivate buyer leads, determining their timing and motivation, and nurturing them. We pride ourselves for working with buyers in a low pressure, high service type of way, never pushing for a sale. Instead we simply provide good service and great advice so that our buyers find the home that is absolutely right for them. Even after a deal has come together, endless outside factors can derail the process, more so nowadays than in the past. To get to the closing table requires a new breed of agent with the organization and initiative to manage such a complicated and intricate transaction. Taft Street Realty has systems in place so that no ball is dropped during the critical days after a deal is signed and the sale has been closed and completed.

Leno Out, Fallon In | Saugerties NY's Own To Host The Tonight Show

Recent rumors that Saugerties NY native Jimmy Fallon may be taking over the Tonight Show from Jay Leno have got people talking on both coasts While the debate over who will replace Leno (if & when the cagey Leno decides to leave) has been going on for years, sources say that it's official: Leno's out and Fallon is in Not only that, the entire Tonight Show is expected to begin filming in New York City rather than Los Angeles as the show changes hands (we're hearing in 2014). This is great news for both New York in general but in particular for Ulster County and Saugerties as one of our own stands poised to host the one and only Tonight Show

A T.V. Star With Ulster County NY Roots

Jimmy Fallon has roots right here in Ulster County NY Growing up he and his family lived in the Hudson River town of Saugerties while his Dad was working at IBM in nearby Kingston NY. A natural sense of humor had Fallon doing comedy from an early age, with one of his 1st stand-up acts taking place in Poughkeepsie NY. After college up in Albany, Fallon set out to do comedy professionally, and the rest is history A Saturday Night Live alumni and current host of his own popular talk show, Fallon is looking to bring it full circle by not only hosting the Tonight Show, but actually bringing the entire production to New York. Such a move could mean big bucks for the Big Apple, and rumor has it the State of New York has been wooing the Tonight Show with the promise of generous tax incentives should the show decide to relocate.

Fallon's Hometown Saugerties A Great Place To Live

Fallon's hometown of Saugerties NY has become better known over the years due to its close proximity to Woodstock and Kingston as well as having a rep for hosting fun local festivals like the H.I.T.S. on the Hudson Horse Shows or the Hudson Valley Garlic Festival. Real estate in Saugerties NY offers a little something for everyone. Whether it be homes for sale right on the Hudson River, more rural locations like around the Blue Mountain area, or the Village lifestyle offered by Saugerties, one is sure to find their niche here Just off of Exit 20 on the NYS Thruway, Saugerties NY is situated by between the Hudson River and the Catskill Mountains, just another hotspot in the Ulster County region of Upstate New York. Check out this beautifully modern yet rustic home for sale in Saugerties NY

- UPDATE -

April 4, 2013 - As today’s Daily Freeman points out, Jimmy Fallon is an Ulster County NY native and graduate of Saugerties High School. As our readers may remember, we covered the rumors about the Tonight Show takeover with this post 12 days ago on our popular Taft Street Realty blog. It’s just another example of how Taft Street Realty has our finger on the pulse of all things Ulster County NY
