Kingston Real Estate Districts
Beyond that, the Kingston you see depends largely on where you've just been. Coming up from a downstate urban powerhouse like Manhattan, Kingston real estate will seem a quaint architectural gem, a bit rustic around the edges but with a nice artists' colony feeling reminiscent of the old Greenwich Village, and with a surprisingly refined choice of restaurants to keep the Zagat crowd happy.
If you're venturing in from rural areas of Ulster County west of Kingston – which in fact includes most of Ulster – it's the bustling “big city,” the place to stock up on all the hard-to-find supplies you can't get at home, and have a night or two out on the town while you're at it.
And if you live here? Well in that case, your Kingston is a big, pedestrian-friendly neighborhood – one of the few places in Ulster County, or indeed in the whole Hudson Valley, where you don't really need a car – with a network of public bus transit within the city, to and from other points in Ulster County, and regularly to New York City. Once you've left the car in the garage and set out on foot, much of the period architecture you'll stroll by will be classic Victorians or authentic Arts & Crafts-style Kingston homes. Impressive period architecture is plentiful here.
Modern-day Kingston real estate is typically divided into three neighborhoods. Uptown (or the Stockade District, named for the original Dutch fort) is the historic district where most professional services are located and where the overhangs added to many buildings give the area a French Quarter-style elegance. As a result, Kingston home values here hold well.
Downtown Kingston
Downtown, or the Rondout-West Strand District named for the Rondout Creek which runs past it, could be called “riverfront Bohemian.” When Business Week declared Kingston one of the top ten places in the country for artists to live and work – beating out San Francisco, no less – this is the neighborhood of low-cost studio space and housing they had in mind. And where artists congregate, so do restaurants, bars, shops, and museums, all of which are here in abundance.
Midtown Kingston
Midtown is the area most people have heard of if they remember reading accounts of hard times in Kingston. And though memories of the drug epidemic of the 1980's still linger, the renaissance of this area is obvious thanks in part to the presence of the Ulster Performing Arts Center's Broadway Theater, as well as to aggressive municipal programs to jump-start the city's fortunes, like the “Tech-Friendly Initiative” designed to attract work-at-home, technology-dependent entrepreneurs.
Homes in Kingston
All of which means there is a wide choice of homes in Kingston, and some real bargains, for the savvy buyer looking for “easygoing but not rural.” Even today, it's not unheard of to see a listing for a midtown fixer-upper for $50,000 alongside a listing for a majestic mansion on a Hudson River bluff for well over $1 million.
If ease of getting around matters, consider this: The New York State Thruway could not be handier, running as it does right through the western part of the city; the Rhinecliff-Kingston Amtrak station is just 10 miles away; and Kingston is within easy striking distance of two major airports: Stewart International (38 miles south in Newburgh), and Albany International (65 miles north).
In a way, Kingston is a good way to be “upstate but not out of the loop,” and it's periodically predicted to be the up-and-coming discovery for second-home seekers. The prediction has so far been only modestly accurate, and that remains good news for Kingston home buyers.
A Bit of Kingston History
Though Kingston was first settled in 1600's by the Dutch, very little of that antiquity remains. That's because in 1777 the first New York State Constitution was written here and Kingston became the original capital of New York. This Colonial disobedience did not make the British happy, and they burned all of Kingston they could the minute they got here. Kingstonians, it seems, don't forget either. One of the many fairs and festivals held here is an every-other-year recreation of the town's burning.
