We’ve now officially left behind the summer of 2016, but we’re not too sure that the real estate market is ready to slow down after the normal summer season high… we’re still seeing plenty of new listings that are being added to the market every day here in Ulster County.
Here’s just some of the newest offerings that have hit the market this September!
22 Royal Oak Road, Stone Ridge
In the hot-market hamlet of Stone Ridge (in the town of Marbletown) is where you’ll find 22 Royal Oak Road; a 3 bedroom and 2 bathroom contemporary ranch home that has been meticulously cared for by current owners and displays their pride of ownership in full force. An inviting, circular blacktopped driveway leads you through the well manicured front yard and straight up to the front door of the home where you’ll find easy, one level living. There is plenty of space in this 1,804 square foot home, including an attached two car garage and also an unfinished, walk-out basement. The interior of the home is bright and sundrenched; a blank canvas for new owners to put their personal style into this home. The white country kitchen has new quality stainless steel appliances, custom cabinetry and even a brick indoor grill! The brick facade of the oven wraps around into the adjoining informal living room (a more formal living room is located near the dining room) where a large brick fireplace becomes the focal point of the room. From there, you can exit out onto the back deck, where mature trees and shrubs create a natural barrier, keeping the backyard private.
Hamlets in the town of Marbletown, including Stone Ridge, are highly sought after because the seem to pop up in the middle of seemingly untouched natural beauty- among rolling hills with views of the Mohonk and Catskill Mountain ranges. Here you’ll find all the rustic charm you’d expect to find in upstate New York, but without sacrificing long commute times to get to shops, restaurants, businesses and even New York City. Stone Ridge is also now home to the newly renovated Hasbrouck House and new Butterfield Restaurant, which offer luxury accommodations for any guests or family wanting to visit and explore everything that the Rondout Valley has to offer. If you prefer to get your groceries from local farms then you are in luck; the home is only 5-10 minutes from Stone Ridge and Westwind Orchards, Kelders’, Saunderskill and Davenports Farm stands. There is an abundance of history in the small communities of Marbletown and there’s plenty to do if you’re an outdoorsman or nature lover. 95 Freetown Highway, Wallkill
95 Freetown Highway in Wallkill sits back off the main road on a quiet, 1.10 acre wooded lot, ideal for those seeking privacy from neighbors and passerby traffic. This 1930’s era, 1,248 square foot home contains 3 bedrooms and 2 bathrooms, all in need of some TLC. With the right, handy buyers, this home could be restored to it’s former self and make a very comfortable upstate home. While quite a few updates are needed around this home, a new pellet stove was just recently installed to supplement the electric baseboard heating.
95 Freetown Highway is located in the town of Plattekill, a bit south of Modena, and near the Orange County border. Homes in this area have a more rural feel about them, intermixed with the abundant farmland that stretches at the foothills of the Shawangunk Mountain range. Wallkill is a convenient location to live in if your commute requires travel westbound, as entrances to Interstate 84 are close-by, and also convenient if you’re a frequent flier from Stewart International Airport. It’s still just a short drive to the NYS Thruway and also to New York City, if your commute brings you in that direction as well.
877 Lapla Road, Kingston
877 Lapla Road is a 1958 Cape sitting on just under 2 acres of land in this highly desirable Marbletown location (don’t let the Kingston mailing address fool you here, 877 Lapla Road is all about stunning country living!) Rolling hills and mountain views await residents of this area of Marbletown, and despite having the best of Ulster County country living at your fingertips, New York City is still less than two hours away. This cottage is also only 10 minutes from historic Stone Ridge and only 15 minutes from Kingston and Woodstock. This two bedroom, one bathroom, functional cottage contains 1,258 square feet and plenty of new updates making it move in ready! All appliances in the home have been replaced within the past 5 years and in 2015 the exterior of the home was given a facelift with new paint. In 2016, the new upgrades were numerous, including new roof and gutters, installing extra drainage around, and sealing, the foundation, a new 200 amp electrical system was installed, as well as a new water softener and hot water heater. The eat-in kitchen features a beautiful wooden breakfast bar and plenty of built-in pantry space for a kitchen of its size. And mechanics, artists and hobbyists take note- a detached workshop space/ garage with existing electric and with a built in mechanics pit in the floor is the functional space you’ve been looking for.
191 Mossybrook Road, High Falls
**UPDATE: 191 Mossybrook Road Already UNDER CONTRACT**
191 Mossybrook Road is a prime location in the highly sought after, historic hamlet of High Falls. Here lies an iconic red barn, two story cottage, and most importantly, 12.5 acres of pristine land with the perfect blend of thick, mature woods and peaceful, airy meadows to give you the best of both worlds when it comes to Ulster County living. The views here are stunning as well, and how could they not be when the property is only mere minutes from the Mohonk Preserve and Shawangunk Mountains? Also located on the property is a 1 bedroom, 1 bathroom, 2 story cottage, originally built in 1820, in need of some TLC, but with strong bones to support it. For those who are handy, the cottage could provide for a temporary living space while your dream home is being built further back on the property, and then could be converted into a rental property or additional guest cottage after your permanent home has been built. With this amount of acreage on this quality lot, there are multiple building sites on the property and also a significant amount of road frontage that could provide for subdivision opportunities as well, if desired. There’s so much potential for this piece of land that we don’t even know where to start! The land itself would be perfect for horses to live and graze or could provide for amazing farming opportunities and because of the variations in the land, you could create a multitude of living spaces throughout the property, such as a studio overlooking the fields or a treehouse in the woods overlooking the stream.
High Falls is a highly sought after area of Ulster County, sandwiched between the towns of Marbletown and Rosendale, near some distinctive hotspot Ulster County communities. It is a short drive into New Paltz and the neighboring beauty of the Mohonk and Minnewaska preserves and Shawangunk Mountain ridge climbing. Here you’ll find an abundance of outdoor activities, hiking, rail trails, swimming holes as well as some highly raved over restaurants and quirky local shops.
September may be over, but we’re not slowing down...We’ve got even more new listings that will be hitting the market soon, this October!
