Contrary to popular belief, the holidays can be a great time to purchase a new home, as many of our Taft Street clients can happily attest to! We’re wrapping up and putting a bow on 2016- join us as we take a look back on a busy holiday season and the Taft Street clients who took advantage of holiday home buying!

 2016A Route 32, Saugerties

2016A Route 32 in Saugerties, NY closed on December 30th, 2016 for $212,500.  This two bedroom, two bathroom townhouse unit was just recently built in 2015, meaning there’s nothing that new owners need to do other than move right in! This one level ranch makes for easy living and with 1360 square feet, attached two car garage and full basement, and there’s plenty of space here as well. Lots of light enters the home through french doors that lead out onto the back deck and there was no need to worry about privacy with past owners offering privacy fencing and landscaping that would buffer Route 32 traffic.

Located just south of Saugerties’ village center, 2016 Route 32 makes for convenient travel into the village, but while still attaining a bit of that rural upstate feel. Only minutes away from all the shopping and dining that Saugerties has to offer, being located directly on Route 32 provides quick travel to the village and to many other Ulster County towns and hamlets that Route 32 passes through. This once up-and-coming town certainly seems to be holding their own ground in the real estate market here at the close of 2016.

 1242 Route 28, West Hurley

1242 Route 28 in West Hurley, NY closed on December 28th, 2016 for $93,000. This two family home, built in 1922, had already been established as an ideal rental property, and that is exactly how our buyers intend to continue using it. With two side by side units in this duplex, each containing two bedrooms, one bathroom and 1,150 square feet, the monthly rental income of this home has great potential! When you also throw in off-street parking, an enclosed porch, and location benefits to boot, our buyers won’t have an issue finding new tenants to occupy this property.

West Hurley is a hamlet located in the town of Hurley in the Catskill Mountain Park. Part of the Onteora School District, West Hurley is located between the more notable towns of Woodstock and Kingston but is decidedly much more rural than either of its neighbors. This property on Route 28 makes the perfect rural homebase for those seeking quiet and privacy, mere minutes from the eastern shores of the Ashokan Reservoir to the west and the Bluestone Wild Forest to the east. Less than a ten minute drive will have you in the village of Woodstock for all their shopping, dining and entertainment and in just over ten minutes in the other direction is the city of Kingston- allowing you to experience the best of all worlds.

 23 Rocky Woods Road, Saugerties

23 Rocky Woods Road in Saugerties, NY closed on December 23rd, 2016 for $395,000. The buyers here purchased two separate lots near the end of a cul-de-sac, one on which the home sits and the other a vacant adjacent lot, on a combined almost 7 acres. The house itself was built in 2006 with all the charm of an original farmhouse, yet none of the work, and contains 3 bedrooms and 2 ½ bathrooms in the 2,400 square foot home. Other features include a brick fireplace in the living room, stainless steel kitchen appliances, enclosed back porch, rocking chair front porch, cathedral ceilings, full walkout basement and two car drive under garage. There’s ultimate privacy here; the house is secluded, set back off of the road and surrounded by mature woods with a neatly manicured yard dotted with large rock outcroppings.

Located near the Woodstock border, this home is actually nearer the village of Woodstock than the village of Saugerties, but both are still within 20 minutes in either direction. Woodstock is known to be a home for the creative, a place to celebrate the peace, love and music of Woodstock’s famous history, and therefore, to be a part of the scene, one must pay the price. Home prices in Woodstock can soar well into the millions of dollars and taxes in this Ulster County town aren’t too cheap either, but if you were rubbing elbows with musical celebrities coming to record in this inspiring mountainous retreat, would you expect much less?

686 Albany Post Road, New Paltz

686 Albany Post Road in New Paltz, NY closed on December 22rd, 2016 for $297,000. This 3 bedroom, 2 bathroom Contemporary home was built in 1987 and is surrounded by 2.5 acres of densely wooded privacy. The newly updated kitchen contains stainless appliances, deep wooden cabinetry to match the wooden door and window trim found throughout the rest of the home and marble countertops. A separate office space contains a wall of custom built-in storage and a Florida sun room is located off of the dining room, connecting it to the small outdoor deck that can be used for grilling. Upstairs bedrooms and bathrooms contain vaulted cathedral ceilings with skylights to capture the sunshine beating down on the home.

Despite it’s location on popular Albany Post Road in New Paltz, this home is very private, with wooded tree-lined vistas out every window, and seasonal views of the Wallkill River in the winter. Located outside of the village of New Paltz, past the Ulster County Fairgrounds this property is only minutes away from the Shawangunk Mountains, with unbeatable views as you drive this part of Albany Post Road. Near enough to all the activities in the center of town, this home is removed enough from the village for times when you want to get away, and another big bonus for wine lovers- is right next to Robibero Winery, one of the stops along the Shawangunk Wine Trail!

 95 Freetown Highway, Wallkill

95 Freetown Highway in Wallkill, NY closed on December 21st, 2016 for $83,000. This fixer-upper family home was in need of some TLC, but would still make a great home for the right handyman ready to restore it back to its former glory. The home has 3 existing bedrooms and two bathrooms, but a second living area located on the first floor could be converted into a master suite to provide even more living options for growing families. Located in the town of Plattekill, this home sits back off of the main road, creating privacy along an otherwise highly traveled country road. A new pellet stove supplements the existing electric heat and sliding glass doors overlook the private backyard containing fruit trees and old maples.

This area of Ulster County borders neighboring Orange County and is generally rural in comparison to the towns and villages surrounding it like New Paltz and Highland. It’s much easier to find homes here that have more sizable plots of land with them, unlike in more city-like environments where space can be limited. The town of Plattekill also serves as a convenient location for commuters who regularly travel to NYC (Metro-North is just over the river from Highland) and from Newburgh, one has access to the NYS Thruway, Interstate 84 and Stewart International Airport.

 14 Riseley Road, Mount Tremper

14 Riseley Road in Mount Tremper, NY closed on December 16th, 2016 for $226,000. This 908 square foot bungalow was built in 1953 and sits on 2 ½ acres of private wooded land, with brilliant views of rolling hills and mountains. The bungalow contains 2 bedrooms and 2 bathrooms, with a loft like attic with built in storage that could be used for an additional guest room. A separate 300+ square foot cottage contains a studio apartment with kitchenette and bathroom that could be another guest quarter, or could be rented for extra income. This home would make for a great weekend getaway in any season, being It is only a few short miles to the Esopus creek for swimming in the summer or to Belleayre Mountain for skiing and snowboarding in the winter.

Mount Tremper is a hamlet, located in the town of Shandaken here in Ulster County. The hamlet is situated off of Route 28, near Phoenicia, and has some spectacular views of the mountains with the Esopus Creek in the foreground. In one of the most rural parts of Ulster County, bordering Greene County and amongst many protected parks and forested lands, homes in this area tend to be an escape from everyday life- they may not be the closest to many conveniences, but that is usually how homeowners here would prefer it. From Mount Tremper, there’s tons of wilderness to explore, as well as the quirky and quaint village of Phoenicia where you should certainly stop into the highly raved over Phoenicia Diner for a bite to eat!

43 Thorn Apple Drive, Elka Park

43 Thorn Apple Drive in Elka Park, NY closed on November 28th, 2016 for $310,000.00. This four bedroom, three bathroom Contemporary styled home sits on a dead-end road on a semi-private lot of 2 ½ acres with pristine Catskill mountain views from the back deck, perfect for buyers looking for a peaceful and calming vacation home to help them escape the hectic New York City lifestyle. The ground level of this home contains its own suite, with a bedroom, full bathroom and separate living area with wood burning stove. The bonus perk here is that the ground level suite runs on a separate electric meter than the rest of the home, making it even easier to use the space for a vacation rental or separate apartment, with some updates. Upstairs on the main level you’ll find the open floor plan living area with vaulted ceilings, wooden accents and another separate wood burning stove. Five other outbuildings on the property, including a workshop with full power, two baby barns and two sheds, leaves no shortage of storage space.

Elka Park is located just over the border of Ulster County, in neighboring Greene County, NY, north of the communities of West Saugerties and Woodstock. Here, bordering the Kaaterskill Wild Forest, there is an abundance of natural beauty and you’re extremely close to all the hiking trails and ski slopes of the Catskill Mountains and local area ski centers. From 43 Thorn Apple Drive, you may even be able to catch a glimpse of the slopes, far in the distance, from your back deck. Not far from popular Woodstock and Kingston, commuting to and from the city is no major chore from this serene location.

 1007 Orlando Street, Kingston

1007 Orlando Street in Kingston, NY closed on November 30th, 2016 for $134,000.00. This two bedroom, two bathroom cottage has 1,348 square feet of living space and sits on the peaceful, babbling Esopus Creek. Located on a double-wide lot, here you can get all the perks of city living in Kingston, but with a simple, country cottage vibe. The interior of the home is bright and sunny, with clean white spaces and skylights in the upstairs bedroom letting even more light shine in, an updated bathroom and eat in kitchen leading out onto the back deck, with room for outdoor dining.  A firepit and additional seating area overlooking the creek make great spaces to entertain guests outdoors during the summer.

400 Pearl Street, Kingston

400 Pearl Street in Kingston, NY closed on November 18th, 2016 for $270,000.00 This quaint mid-century ranch contains plenty of ornate details that give it a farmhouse like vibe in many places. Here you’ll find lots of space to stretch out in 4 bedrooms, with the master suite containing its own separate room that could be used as an office or a nursery, and 3 ½ bathrooms. There are even two separate fully enclosed sunrooms off of the back of the home to bask in the warm sunshine. Hardwood floors are found throughout most of the living area, in addition to a wood burning fireplace, custom built in cabinetry and, again, wood beam details. A second wood burning fireplace is located downstairs in the family room, which also contains a full bar and plumbing for an additional half-bath.

Located only blocks away from Kingston’s historic Stockade district, 400 Pearl Street sits on just over a quarter of an acre of land, on a sunny knoll with a fairly large front yard- a highly desired type of lot for a city of Kingston residence! In this location near uptown, you aren’t far from Kingston’s colonial history, some great restaurants, and lots of action.

103 Lodge Road, Saugerties

103 Lodge Road in Saugerties, NY closed on November 14th, 2016 for $335,000.00 This three bedroom, two bathroom contemporary split level ranch sits on 3 ¼ acres of lush, private land in a more secluded, peaceful area of Saugerties. The backyard is surrounded by mature trees, creating ultimate privacy while enjoying the lush gardens and Koi ponds in the backyard, as well as the large, multi-level, handicap accessible back deck and swimming pool. The interior of the home has been extremely well maintained and cathedral ceilings and lots of skylights give an open and airy feel to the living spaces. The living room, dining room and kitchen are all part of the open floor plan, separated by a large, double sided brick fireplace. An attached two car garage and red baby barn provide for even more storage space or can be used to house a workshop or studio space.

Saugerties is a great home base for people looking to enjoy a Hudson Valley and Catskill Mountain lifestyle. Here, the secluded woodsy areas can provide that coveted Catskill mountain feeling and Saugerties is only a short drive from many local area ski centers, for avid winter recreation lovers. Saugerties also has a great riverfront community, where the Hudson River can be fully enjoyed. Here, you’re not far from Kingston and Woodstock, two very prominent Ulster County towns with plenty to see and to do.
